Revit vs Archicad vs Vectorworks: A BIM Buyer’s Guide for Small Architecture Firms

Most small studios pick a BIM tool once and live with it for ten years. Every project, every new hire, every detail gets built in it, so this is one choice you really want to get right the first time.

Here is the short version. Revit is the North American standard for coordinated, multidiscipline work, and it is what most engineers and contractors expect. Archicad is the design-led BIM tool with a gentler learning curve and native Mac support. Vectorworks blends 2D drafting and 3D BIM in one tool and runs on Mac or Windows. But before you compare any of that, check two things. First, whether your clients require a native Revit file. That can end the decision for you. Second, which exact edition you are buying, because all three vendors sell cheaper versions that leave out the parts you need.

Let us do this in the order that actually saves you money.

Start with what your clients require, not how you like to design

Most buyer’s guides start with design style. We think that is backwards.

Your deliverable requirement outranks your preference. Some clients, public agencies, and general contractors write a BIM execution plan (a document that spells out how the project team shares models) that requires native Revit files. Not IFC. Not a PDF set. The actual .rvt file.

If you are chasing that kind of work, the conversation is over. You need Revit. A beautiful Archicad model does not satisfy a native file clause, and no amount of exporting fixes it.

So call three clients you want more of and ask what they require. Do that before you look at a single price.

The three contenders in one breath each

Now the quick version.

  • Revit, by Autodesk, is the heavyweight. It is built for coordinated, multidiscipline work at scale. It is the most demanding to learn and the priciest. It runs only on Windows.
  • Archicad, by Graphisoft, is the design-led BIM tool. Architects like how it models, the BIM features run deep, and it runs natively on Mac. The learning curve is gentler than Revit.
  • Vectorworks blends 2D drafting and 3D BIM in one tool. It is friendly to free-form and creative work, it runs on Mac or Windows, and it is usually the most affordable of the three.

Archicad and Vectorworks are both owned by the Nemetschek Group. True, but shared ownership does not mean shared file formats. They trade models the same way everyone else does.

The part that costs firms the most money: buying the wrong edition

This is where we see small firms lose real dollars. Every one of these three sells more than one version. The cheap one is not always the one you want.

Autodesk sells Revit LT. Autodesk describes it as a cost-effective option for the small architecture studio or solo practitioner. It costs a fraction of full Revit, and it is cheaper than the other two tools on this list. That changes the “Revit is expensive” story completely.

Here is what Revit LT gives up. No worksharing, so two people cannot work in the same model at the same time. No MEP or construction tools. No advanced analysis. For a solo architect on Windows who wants to be in the Revit world, it is often the right buy. For a three-person team sharing a model, it is a trap. Not sure which side you are on? Graphisoft sells Archicad in plans. Archicad Studio covers architectural design and local collaboration. Archicad Collaborate adds MEP Designer and fuller cloud teamwork. If you have an in-house MEP person, Studio is not the plan you want.

Vectorworks sells Fundamentals, Architect, and Design Suite. This is the biggest trap of the three. Fundamentals is the cheapest and it is not a BIM tool. Per Vectorworks, it leaves out the building model objects (walls, roofs, doors, windows, slabs, spaces, stairs), building stories, and Energos energy analysis. The IFC data attachments that make BIM work live in Architect and Design Suite.

So a firm that reads “Vectorworks is the budget pick” and buys the cheapest Vectorworks ends up with a drafting program. You should buy Vectorworks Architect or higher, or do not buy Vectorworks.

Get a written quote naming the exact edition before you pay anyone. Not the product family. The edition.

Learning curve and time to productivity

For a small firm with no time to spare, this matters a lot.

Revit is the steepest of the three. Archicad and Vectorworks are both gentler, and users commonly report getting productive faster in both. We are not going to give you a number of months. Nobody publishes a real study on this, and the honest answer depends on your team, your project types, and whether you pay for training.

What we will say is this. Training time is a real cost. For example, let’s say you are a three-person studio that needs to be billable fast. Two weeks of nobody being fully productive is real money. Price training the same way you price the license.

Design flexibility and modeling style

How you design should shape the tool, not the other way around.

Vectorworks is flexible for free-form and organic shapes. Archicad is strongly design-centric, and architects often say it gets out of the way while still keeping solid BIM structure underneath. Revit rewards a disciplined, parameter-driven approach. That structure is a strength for complex coordinated buildings. For a loose, design-led studio, it can feel rigid.

Here is the caveat most comparisons skip. If your work is genuinely sculptural, none of these three is your modeling tool. Offices doing that geometry usually work in Rhino and Grasshopper, then push the result into their BIM platform. So do not pick your whole BIM platform based on which one bends curves best. Pick it on the other factors, and add a modeler if you need one.

Pricing and licensing for 1 to 10 seats

We are not printing prices here, because all three vendors change them and a stale number helps nobody. Get current quotes. But here is the rough shape of it.

Full Revit is the most expensive of the three. Archicad sits in the middle. Vectorworks Architect is usually the least expensive. Revit LT sits below all of them.

All three are subscription now for new purchases, so this is a recurring line item, not a one-time buy. Autodesk in particular raises prices most years. We covered that in why Autodesk’s prices keep going up.

Two things worth knowing on the Autodesk side. Many firms buy Revit inside the AEC Collection, a bundle that adds AutoCAD, Civil 3D, and other tools. If you need two or three of those anyway, the bundle math can beat buying separately. And Autodesk sells Flex, a pool of tokens you spend at a daily rate. If your firm only touches Revit for one coordinated project a year, Flex can beat a full seat sitting idle.

Mac vs Windows

Archicad and Vectorworks both run on Mac and Windows. Vectorworks lists macOS 15 and 14, Windows 11 and 10, and Apple M-series chips. Revit has no native Mac version and never has.

Now the part other guides get wrong. If you are a Mac studio that needs Revit, you have three options, and most articles only give you two.

  1. Buy one Windows workstation. Usually the cheapest and least painful answer, and the one we recommend most. One good Windows machine for the person doing Revit work costs less than the software and support overhead of the other two.
  2. Run Windows on the Mac with Parallels. Autodesk lists Parallels Desktop for Mac as a recommended configuration in the Revit 2026 and 2027 system requirements, so this is a supported path, not a hack. It is not free. You pay for Parallels, a Windows license, and the extra memory the Mac needs to run two operating systems at once.
  3. Use a cloud PC, a rented Windows computer you reach over the internet. It works, but BIM over a remote connection has its own tradeoffs. We walk through those in VPN vs remote desktop for a design firm.

If your studio is committed to Mac and never needs native Revit files, Archicad or Vectorworks skips this whole problem.

Collaboration and file compatibility

Who you work with can override your own preference, so think it through.

Revit reduces friction when your consultants and contractors are already on Revit, which is common in North America. Models pass around with the fewest surprises inside that ecosystem.

Here is a correction to something you will read elsewhere. People often frame this as Archicad and Vectorworks doing “open BIM” while Revit stays closed. That is not accurate. IFC is a neutral file type many BIM tools can read, and Revit reads and writes it. Autodesk was the first to certify Revit with buildingSMART for IFC4 reference view export across architecture, structures, and MEP.

So all three speak IFC. The real question is how much cleanup a round trip costs you, and whether your client will accept an IFC file at all. We dig into that in open BIM vs closed BIM.

The Revit version trap nobody warns you about

If you go the Revit route, you need to know this before you sign, not after.

Revit files only move forward. A newer version can open an older file and upgrade it. An older version cannot open a newer file at all, and Autodesk provides no way to save down. Once a model is upgraded, it is upgraded.

For a small firm this is the most disruptive fact about living in Revit. Your version is not your own decision. It is shared with every consultant on the job. If the architect upgrades to 2027 and your engineer is on 2026, the engineer is locked out.

There are workarounds. An Autodesk subscription lets you install the three previous versions, so you can keep an older Revit on the machine for older jobs. Every BIM tool has some version friction. Ask about it before you buy.

Hiring, growth, and future-proofing

If you expect to grow into larger, multidiscipline projects, Revit is built for that scale. If you expect to stay a design-led studio, Archicad grows well with you. Vectorworks scales fine for small and mid practices.

But here is the growth factor almost nobody puts in these comparisons: hiring.

In most of the country, and certainly around Knoxville, the pool of Revit-fluent job candidates is far larger than the Archicad or Vectorworks pools. A three-person firm that standardizes on Archicad has narrowed who it can hire, who it can borrow from during a crunch, and who it can hand a project to when someone is out. Over ten years that can cost more than the license gap ever saves.

That is not a reason to pick Revit. Plenty of great studios run Archicad and hire just fine. It is a reason to check your local hiring market before you decide, the same way you checked your clients.

One more honest note. We opened by saying switching later is painful, and it is. But it is much less painful at two people than at eight. If you are a brand new solo practice, starting cheaper and reassessing at your fourth or fifth seat is a defensible plan. Do not let anyone, including us, talk you into a ten-year bet you are not ready to make.

Match the tool to your studio. Each comes with a “do not do this if.”

Choose Revit if you do or plan to do multidiscipline work, you coordinate with Revit-based engineers and contractors, and your team is on Windows. Not if your team is committed to Mac and you will not buy at least one Windows machine.

Choose Revit LT if you are a solo or very small Windows studio that wants the Revit ecosystem on a budget. Not if two people will ever need the same model at once, or you need MEP tools.
